With 30 years of experience in surveying we can provide all your surveying needs for the home you are about to buy, the commercial building you are about to let or to simply inspect defects in your current property.
Our reports provide a detailed schedule of the inspection with all visible defects identified and any hidden risk, along with a cause, recommendation for repair and will help you decide whether to proceed with the purchase.
We can provide the following building surveys, as defined by the Society of Chartered Surveyors Ireland (SCSI)
Type 1 – Condition Report (Basic Survey)
Type 2 – HomeBuyer / Building Survey (Mid-Level Survey) often called a “pre-purchase survey”
Type 3 – Structural / Detailed Survey (Full Survey)
Our most common type of Building Survey is a Type 2 Building Survey, often called a “pre-purchase survey” and is what we specialise in. It is designed to give buyers or owners a clear picture of its overall condition before making important decisions.
What the survey covers:
The outside of the property – walls, roof, windows, doors, gutters, and chimneys.
The inside – floors, ceilings, walls, joinery, and finishes.
Services (overview only) – heating, plumbing, electrics, and drainage are checked visually.
Hidden spaces (if safe to access) – such as roof voids and underfloor areas.
The grounds – boundaries, outbuildings, and paths.
What you get from the survey:
A report that points out any problems, from minor repairs to more serious issues.
Guidance on which repairs are urgent, which can wait, and what future maintenance will be needed.
Clear advice if specialist investigations (like structural or damp testing) are recommended.
